Housing Prices Falling in Ridgefield, Realtor Says

RIDGEFIELD, Conn. — The number of single-family homes on the market in Ridgefield is slightly ahead of last year's second quarter, and values are dropping, according to Annmarie Del Franco, Prudential realtor. However, one Century 21 Landmark realtor says June is usually a busy month for home sales.

There are currently 393 homes for sale, and sales have decreased 14% compared to the same time period a year ago, according to Trulia.com. In all of 2011, 230 homes were sold, and this year is expected to see the same number, according to Del Franco said.

“We're starting to see our market level out,” she said.

Del Franco said the median single-family home price for 2012 is $618,000, down from $673,750 in 2011. According to figures provided by Trulia, however, prices have risen 14.3%, or $77,500, from March to May of this year. Homes exceeding $1 million aren't moving as quickly as homes in the $500K to $800K range, and Del Franco said this is due in part to the economy.

“Because of job losses, people are living more within their means,” she said. “They're not going for that reach.”

Some 109 homes have been recently sold, according to Trulia. Century 21 Landmark realtor Linda Anderson said June is usually a busy month because that's when schools close.

“School is over, so people can leave at a good breaking point,” she said.

For Anderson, homes within the $800,000 to $1.2 million are moving quite nicely, but homes $3 million and above are not selling. Anderson said she couldn't report on the actual number of closings.

“I'm only one person, and I'm in the midst of six deals,” she said.
